Florida Pro Home Inspections

A home inspection is an objective visual examination of the physical structure and systems of a home, from roof to foundation. An inspection is the equivalent of a physical examination from your doctor. When problems or symptoms of problems are found, the inspector may recommend further evaluation or remedies.

A standard home inspection summarizes findings from a visual inspection of the condition of the subject home's heating system, central air conditioning system (temperature permitting), interior plumbing and electrical systems; roof, attic, and visible insulation; walls, ceilings, floors, windows and doors; foundation, basement, and the visible structures of the home.

Florida Pro Home Inspections makes no representations regarding compliance with any governmental building, electrical or other codes. It shall be understood that no structural members, covers, exterior barriers, natural or man-made shall be disturbed for the purpose of the inspection.

Why do I need a Home Inspection on a house that was just built?

This is a good and valid question. The answer is that in today’s construction world, most developers and contractors engage in track home building and/or large development construction. The subcontractors they hire move quickly from house to house, and the only person keeping track of their work is the construction superintendent who has 50 to 60 other houses in various stages of construction. The superindentents, like the city inspectors, are overwhelmed. They are looking at the same construction day in and day out, and they will more than likely miss something along the way.

The City Inspectors have already inspected my house...  right?

Maybe….The city inspectors are so overloaded with inspections that it would be impossible for them to conduct a thorough inspection of each home currently under construction. In fact, the city hires engineering firms to conduct inspections for them throughout the city because the workload is so great. 

Will my builder care if I hire an inspector?

Absolutely! Builders do not like anyone looking over their shoulders at their work. By hiring a new-home inspector, you are sending a message to your builder that you are watching and that their quality of work will be documented.

4 Point Inspection

Insurance companies have been asking home owners to pay for this type of inspection if older home from 35 – 50 years old. The age requirement depends on the insurance agencies. While performing this type of inspection we look at 4 areas of the house.

The Roof, Plumbing System, Electrical System and the HVAC System are evaluated in a 4 point inspection. The working order, type and age of these systems will be identified and recorded for the insurance companies. Any deficiencies will also be recorded and the client may be asked by the insurance company to replace any of the systems if deficient.
